A Tenant Representation Agreement formalises the relationship in writing — scope, term, fees, market coverage. Most clients choose an exclusive mandate; non-exclusive arrangements are also available where they fit the situation. You keep full control over decisions and timing. We bring the market: on-market, off-market and pre-leasing. Every option is walked through to written shortlist and signed lease.

Tenant Representation Agreement

  1. Appointment. The Client appoints SAT Real Estate as its exclusive tenant representative in the Kingdom of Saudi Arabia for the agreed scope.
  2. Scope. Location scouting, site viewings, heads of terms and lease negotiation, concluding when the lease is signed between Client and landlord. Fit-out and other post-signature services available separately.
  3. Term. Twelve months from the effective date, automatically renewable, with mutual right to terminate on thirty days' written notice.
  4. Fees. Commission equivalent to the agreed percentage of the first year's annual rent, due on lease signature. No fee if no lease is signed.
  5. Non-circumvention & confidentiality. Standard tail provisions on landlords introduced by SAT, governed by the laws of the Kingdom of Saudi Arabia.
