We map the Kingdom's serviced and furnished inventory the same way we map traditional offices, landlord-by-landlord, building-by-building, all-in pricing reduced to a like-for-like number. The brief, the negotiation and the accountability line all run through the same advisor.

THE MANDATE
A Tenant Representation Agreement formalises the relationship in writing — scope, term, fees, market coverage. Most clients choose an exclusive mandate; non-exclusive arrangements are also available where they fit the situation. You keep full control over decisions and timing. We bring the market: on-market, off-market and pre-leasing. Every option is walked through to written shortlist and signed lease.

A tenant representative works exclusively on the occupier side of a commercial lease. We source space, build a shortlist across on-market and off-market inventory, negotiate heads of terms, structure the lease and run accountability through to signature. We never represent the landlord on the same deal.
Grade A office space across Riyadh typically ranges from SAR 2,200 to SAR 3,500 per square metre per year, depending on the building, the floor, the fit-out condition and the lease structure. Premium addresses sit at the top of that range. We benchmark every shortlist against current market evidence.
The main commercial office hubs in Riyadh include KAFD, Laysen Valley, Business Gate, Roshn Front and other established business districts across the city. The right address depends on team profile, client proximity, licensing requirements and budget. We advise across all of them.
A standard commercial lease for a shell and core office in Riyadh typically takes around eighteen weeks from brief to signed contract, including shortlisting, viewings, heads of terms, legal review and signature. Serviced suites can be occupied in a matter of days when timing is critical.
Our commercial model is structured around the transaction, not the tenant. In most engagements the tenant pays no out-of-pocket fee for our representation. We agree the commercial terms in writing at the start of every mandate so there are no surprises.
